Modulek Delivers First Net Zero In Operation Building with Completion of Black Park Café in Buckinghamshire

Timber‑clad modular cafe at Black Park, Buckinghamshire, delivered by Modulek as a net zero in operation building with terrace seating, large glazed doors and accessible ramp.

Verwood, Dorset – [7 August 2025] — Modulek, the leading provider of  modular construction solutions, has achieved a major sustainability milestone with the completion of its first net zero in operation building – the new Black Park Café in Wexham, Buckinghamshire – now known as the  ‘Four Seasons Café’.

Developed in partnership with Buckinghamshire Council, the Black Park  Café project sets a new benchmark for environmentally responsible  construction. The building combines Modulek’s precision-engineered  hybrid modular system with advanced low-carbon technologies to deliver  a highly efficient, sustainable structure that aligns with the council’s  climate and net zero goals.

The café features a timber-clad modular build, air source electric heat  pumps, enhanced insulation, solar panels and low-energy LED lighting  throughout, all contributing to a carbon-neutral operation. Thoughtfully  positioned within the stunning woodland surroundings, the building offers  a bright, modern café space alongside fully accessible public washrooms,  designed to blend seamlessly with the natural environment through a  contemporary yet sensitive design.

“This is a landmark project for Modulek and a proud moment for our team,” said Simon Pester, Managing Director at Modulek.

“Black Park Café demonstrates how modular construction can support public sector organisations to meet sustainability targets without compromising on  design, functionality or speed of delivery.”

Designed with both environmental impact and community needs in mind,  the café was built off-site in a controlled environment. 70% of the building  process was completed before arriving at Black Park, drastically reducing  the time on-site and disruption to the local ecosystem.

The new café is already proving popular with visitors and has been shortlisted for a number of sustainability and design awards.

Key Project Highlights:

  • Modulek’s first net zero carbon in operation building
  • Built off-site using a hybrid modular system
  • Delivered in partnership with Buckinghamshire Council
  • Constructed with minimal site impact and disruption

This milestone reflects Modulek’s ongoing commitment to sustainable  building practices and its capability to support clients in delivering climate conscious construction outcomes across both public and private sectors.
