Our buildings are constructed with steel frames and are built to the same standards of quality and structural integrity as traditional buildings. Modular building methods are more sustainable than traditional building methods because most of the work is done offsite, which reduces onsite waste and reduces carbon emissions.

12 month defects liability
The 12 month warranty is for the whole building and covers any defect other than those that clearly result from misuse, abuse or accidental damage.

5 year product warranty
This covers any part of the external fabric of the building, inclusive of floor and wall panels, roof deck, and windows and doors. This warranty does not apply to internal floor finishes, wall finishes, ceiling finishes or internal fixtures and fittings, all of which are covered by a 12 month Defects Warranty.

25 year structural warranty
Subject to final specification this covers the structural elements of the building which are the steel columns, steel side beams, steel floor joists, steel ties in the roof and the timber roof beams. This warranty is conditional on the building having an effective maintenance programme in operation throughout this period to protect the structural components from environmental damage which might occur should this not take place.

Cerne Abbas First School required modern, purpose-built educational facilities to accommodate a growing student population whilst maintaining the character of their historic Dorset setting. To support their rising enrolment, we delivered a permanent modular school building containing a new classroom and office on a highly constrained roadside site. Provided as a full turnkey package and completed in just 12 weeks, the project shows how our hybrid off‑site modular construction methods bring speed, certainty and minimal disruption to active school environments.

Black Park Visitor Café and Toilet facility — a proud milestone as Modulek’s first net zero building in operation. Cranmore School
Cranmore School is one of the country’s top independent schools. The school’s science centre was no longer fit for purpose, and needed to be replaced by a new ‘wow’ factor building that could help lift the school’s learning environment. The two run-down Portakabin buildings that were in use were demolished and a new state-of-the-art learning area was installed. The new 2 storey building houses 9 teaching areas and operational rooms for the subjects.
